Community engagement
Construction Liaison Committee (CLC) has been established to provide a dedicated forum for consultation with community representatives during construction. The CLC meets regularly to discuss construction activities, potential impacts and mitigation measures, and to provide project updates. The committee provides an important two-way communication channel, enabling community members to raise feedback and local issues directly with the project team so they can be considered and addressed where possible.
CLC members include representatives from nearby residences and businesses who were selected through an application process, and the City of Sydney is kept informed of key matters discussed.

1. What is the ION precinct?
ION is Sydney’s first commercial life sciences precinct designed to support advanced research, innovation and commercialisation across health and emerging technologies.
Located in Waterloo across three addresses on Botany Road and Wyndam Street, the ION precinct will deliver more than 27,000 sqm of specialist lab-enabled space, flexible workspaces, and advanced infrastructure tailored to the needs of life sciences organisations.
Positioned within south Sydney’s innovation precinct, ION will be strategically situated alongside Sydney’s leading health, research and academic institutions.
2. Who is Kurraba Group?

3. Who are the builders for the project - Buildcorp?
Kurraba has contracted Buildcorp Group Pty Ltd (Buildcorp) to deliver ION ONE and ION TWO.
Buildcorp are a family-owned commercial construction company, founded in Sydney in 1990. It has successfully delivered over $9 billion in projects across multiple sectors in New South Wales, Queensland and Victoria.

4. What public amenities are planned as part of the precinct?
- Upgraded public domain, with improved pedestrian connectivity between Botany Road through to Wyndham Land and Wyndham Street.
- Retail featuring food and beverage tenancies as well as other retail offerings to compliment the needs of visitors to the precinct and local community.
5. What was the planning approval process for ION Waterloo?
The ION precinct underwent comprehensive planning approval processes including a State Significant Development Application (SSDA), and Voluntary Planning Agreement (VPA):
- SSDA: ION ONE (100 Botany Road) and ION TWO (88 Wyndham Street) were assessed together, through the NSW Department of Planning, Housing and Infrastructure (DPHI) SSDA process. This was the required process for these projects as they were deemed a State Significant Development (SSD) due to their collective size and economic value. - VPA: A VPA with the City of Sydney was undertaken, that sought approval for an easement for public access to the laneway in the centre of the ION precinct that will connect Wyndham Street and Wyndham Lane. You can view details on this VPA at: VPA/2025/1
6. What is the overall timeframe for the development (planning, demolition, construction)?
With planning approvals secured and leasing now underway, the project is progressing toward delivery.
Construction will commence as of May 2026 with early works. As part of these works, site establishment, hazardous material removal, and demolition preparation will be conducted.
Demolition activities are scheduled to commence from July/August 2026. Following demolition, main construction works are targeted to begin in early 2027, for the project to be completed in 2028.
7. What are the construction work hours?
The approved standard construction work hours are:
- Monday to Friday: 7:00 am – 6:00 pm
- Saturday: 7:30 am – 3:30 pm
- No work will take place on Sundays and Public Holidays
Construction activities involving higher noise emission like rock breaking, rock hammering, sheet pilling, pile driving and similar activities shall be limited within the following permitted hours:
- Monday to Friday: 9:00am – 12:00pm, 2:00am – 5:00pm
- Saturday: 9:00am – 12:00pm

8. Are there any activities planned outside standard construction hours?
The project’s construction works are generally carried out within standard construction hours, however there may be certain activities or unavoidable circumstances which will require out-of-hours work to minimise the impact to the community, road users and local businesses.
Where there is potential for these works to impact the community, notification will be provided in advance through a letterbox drop to the impacted residents and businesses.
We will also communicate and consult with the Construction Liaison Committee (CLC) on out-of-hours works during CLC meetings, and email CLC members with out-of-hours notices.
9. How will construction impacts like noise, traffic and parking be managed during construction?
Management plans have been developed to minimise construction impacts on surrounding residents and community, including:
- Construction Management Plan (CMP) – outlining the overall approach to managing construction activities.
- Construction Environmental Management Plan (CEMP) – including:
- Construction Traffic and Pedestrian Management Plan (CTPMP)
- Construction Noise and Vibration Management Plan (CNVMP)
- Construction Waste Management Plan (CWMP).
These plans set out mitigation measures, monitoring and compliance requirements, and can be viewed in the Planning and Management Documents section.
